We provide a sample expert report on building defects.
What are expert reports on construction defects like? How is damage to properties proven? What tests are carried out? What do DPcon’s reports involve?
Before commissioning an expert report, people affected by building defects usually do not know exactly what it involves, whether the report will be enough to prove the construction defects in their homes, what tests will be carried out, how the damage will be valued, how liability for it is analysed… how all this will be set out in an expert report, etc.
We would remind you that all DPcon reports are produced by expert architects, specially qualified in building pathology. Our technical staff first carry out a preliminary study of all the available documentation. Next, they carry out an on-site damage survey, making one or as many visits as necessary to the property being assessed, and recording all the damage in a thorough photographic report. They also carry out any tests or opening-up investigations needed, using the appropriate instruments, to complete the report. Once the origin of the damage and the possible liability have been studied, they put forward a repair proposal and calculate the corresponding compensation in a final budget with detailed measurements. Finally, by way of summary, a set of conclusions is always drawn up, which is very useful for the court claim.
We can provide a sample of our DPcon reports at the following link: EXPERT REPORT ON DAMAGE TO A HOME (PDF), so that you have a rough idea of what expert reports on damage look like, although they will obviously vary from one case to another.
