Some cracks are small and do not affect the structure of the building. They do not affect its safety or levelness, but they do affect its habitability and appearance. These cracks, as fine as a hairline crack, can appear inside partition walls as well as on facades, but given their size and behaviour they pose no structural hazard.

What to do about construction defects such as cracks
Contact us so that a qualified expert can examine them and assess their importance. The expert will be able to rule out that they affect the structure, will issue a report explaining the origin of the cracks and will make a repair proposal, which will probably be simple but will still have to be costed.
Types of cracks we claim for
Each type of crack has its own causes and its own way of being claimed. Choose the one that looks like yours:

Horizontal cracks in walls
Straight lines along partition walls, near the ceiling, the skirting or where materials meet.

Ceiling cracks
Cracks caused by slab deflection, in plaster ceilings and in plasterboard false ceilings.

Can I claim damages from the builder for cracks in my house?
Yes. With the expert report drawn up for this purpose, which will establish the nature of the cracks, their origin and the problem in the construction process that caused them, it is possible to claim against the builder or those responsible.
You can also claim for other habitability damage such as problems in swimming pools, bad odours, damage to installations, damp, air leakage, among others.
Legal claim period for cracks in the walls
If these cracks mean the habitability requirements are not met, then under article 17.1.b of the LOE the parties involved in construction are liable for 3 years. From the moment the damage appears, there is a period of 2 years to bring the appropriate legal action.
